Resident and Owner Portal — Terms of Use


Effective Date: September 1, 2026


These Terms of Use govern your use of the online resident and owner portal ("Portal") provided by White Glove Property Management ("we," "us," "our").


1. What the Portal Is. The Portal lets residents view their account balance and payment history, make payments, submit maintenance requests, and access documents. It lets property owners view statements, ledgers, and documents relating to properties we manage for them. Access is provided as a convenience and may be changed or discontinued.


2. Your Account. Accounts are personal to you. Keep your password confidential and do not share your login. Tell us promptly if you believe someone else has used your account. You are responsible for activity carried out under your login.


3. Your Lease Governs. Nothing in the Portal changes the terms of your lease or management agreement. If information shown in the Portal conflicts with your signed lease or agreement, the signed document controls.


4. Balances and Statements. Balances, statements, and ledgers shown in the Portal are provided for your convenience and may be adjusted to correct errors, to reflect payments not yet processed, or to record charges not yet posted. A balance shown in the Portal is not a waiver of any amount owed, and a correction is not a new charge. If you believe a balance is wrong, contact us and we will review it.


5. Payments. Payments made through the Portal are processed by third-party payment providers, including Intuit Payments Inc. and Stripe, Inc. Your use of those services is subject to their own terms and privacy policies. We do not store your full bank account or card numbers.


(a) Authorization. By submitting a payment you authorize us, through our payment provider, to debit the bank account or charge the card you provide for the amount shown.


(b) Fees. A service fee may be added for certain payment methods. Any fee is shown to you before you confirm, and paying by bank transfer avoids the card service fee.


(c) When a payment counts. Submitting a payment is not the same as a payment clearing. Bank transfers typically take several business days to settle. A payment is credited to your account when it is received and processed, and your Portal balance updates at that time. Rent is not considered paid until funds clear.


(d) Returned payments. If a payment is returned, reversed, or charged back, the amount is restored to your balance and any returned-payment fee permitted by your lease and applicable law may be charged.


(e) Autopay. If you enroll in automatic payments, you authorize recurring debits on the schedule you select until you cancel. You may cancel in the Portal or by contacting us; give us reasonable notice before a scheduled payment date.


6. Maintenance Requests. The Portal is not for emergencies. For a fire, gas leak, flood, or any threat to safety, call 911 and then call us at 214-506-0683. Requests submitted through the Portal are reviewed during business hours.


7. Electronic Communications. By using the Portal you agree that we may provide notices, statements, receipts, and other communications to you electronically, by email or through the Portal, where permitted by law. Notices your lease or Texas law requires to be delivered in a particular manner will be delivered in that manner.


8. Acceptable Use. Do not use the Portal to submit false information, attempt to access another person's account or data, interfere with its operation, or use it for any unlawful purpose.


9. Availability. We aim to keep the Portal available but do not guarantee uninterrupted access. It may be unavailable for maintenance or for reasons outside our control. If the Portal is unavailable when a payment is due, contact us — we will accept payment by another method and will not treat you as late for a Portal outage.


10. No Warranty; Limitation of Liability. The Portal is provided "as is." To the fullest extent permitted by law, we are not liable for indirect, incidental, or consequential damages arising from your use of the Portal. Nothing here limits any right or remedy you have under your lease or under Texas law, including the Texas Property Code.


11. Privacy. Information you provide is handled in accordance with our Privacy Policy: https://whiteglovepropertymanagement.com/privacy-policy


12. Changes. We may update these Terms from time to time; the Effective Date reflects the latest version. Continued use of the Portal after an update means you accept the revised Terms.


13. Governing Law. These Terms are governed by the laws of the State of Texas, without regard to conflict-of-laws principles.
